Unity Escrow, Inc. is a prominent and independent escrow company fully licensed by the State of California, Department of Financial Protection and Innovation (DFPI) and a member of the Escrow Agents Fidelity Corporation. Business "Bulk" Sale

A business sale or "bulk" sale Escrow is processed when a business is being sold to a Buyer from the Seller who is currently operating the business. Processing a bulk escrow is different from an escrow involving real property and requires a specially trained and experienced Escrow Officer. Many years of experience is a must to work in our office and to process the bulk escrow.

Requirements to "open" a Bulk Sale Escrow

  • A copy of the Purchase Contract, all counter Offers and Addendums signed by all parties.
  • Name, address, phone number and e-mail address of the Buyer.
  • Name, address, phone number and e-mail address of the Seller unless Seller is represented by a real estate agent in which case the agent’s information is required. Legal name being used for the purchase. Final acceptance date. A list of contingencies (i.e. approval for a new loan, selling another business).

Short sale transactions can be rather tedious for all parties due to extra requirements that may be overwhelming to homeowners in order to successfully close escrow. Escrow Officers at Unity Escrow, Inc. are fully commissioned Public Notaries that provide notary services for walk-in and appointment-based clients. The knowledge and familiarity of variations of loan documents from lenders and other legal & record-able documents put our clients at ease during signing. Mobile notary services can be provided upon request and appointments and service can be made with your Escrow Officer.

Accountability and Safety

The benefit of using an independent escrow company is the fact that we are licensed by the State of California Department of Business Oversight (DBO) as well as a member of the Escrow Agents Fidelity Corporation, whereas other companies aligned with title companies are only licensed through the Department of Insurance. Our company is kept accountable through regular financial audits to ensure compliance with the DBO, and employees are required to pass a background check governed by the EAFC through live scan fingerprinting required by the FBI and DOJ. As a member of the EAFC, consumers are protected through a $5 million fidelity bond.

Although this is a standard job of the escrow holder, often times escrow officers find themselves favoring certain clients by providing malicious or even illegal acts to benefit their needs. Here at Unity Escrow, we find it our duty to act as the neutral third-party only! We want to ensure that all parties are treated with the same candor and respect, while at the same time provide unbiased advice and guidance appropriately and legally to complete a valid transaction.

How do I open Escrow?

Call or Email our Escrow Officer and ask to "open escrow" or for an OPENING SHEET, that's all it takes. Once we receive the information we guide you through the Escrow Process. Have the Property Address and Names ready.

What is Escrow?

A legal procedure that involves the depositing/disbursing of funds, deeds, and other documents to a neutral, unbiased third party (Escrow Holder) until all requirements and conditions are met to officially transfer real property. In other words, we make sure there’s no “phishy” business going on in the entire process of purchasing/selling or refinancing your home!

The two magic phrases to look for in escrow are:

"Loan has been funded!" and “Recording has been confirmed!”

Omitting or concealing any liens and/or judgments will only delay and complicate the escrow process.

Remember, anything recorded is considered a public record!

You must bring a valid form of photo ID

All parties must be present during loan document signing... and maybe a pair of eyeglasses couldn't hurt.
